Bed bugs have been recognized as a problem in human society for thousands of years, and though they were nearly wiped out in the middle of the 20th century, they have made a remarkable resurgence in the past 20 years. State law specifically addresses the issue of bed bugs in the California Code of Regulations Title 25, Chapter 1, Section 40, which requires that the bedding and sheets in apartment houses and hotels be kept clean and free from bed bugs and other insects. Hotels are required to change the linens for each new guest, in part to ensure that bed bugs and other pests are not transmitted from one guest to another. Under certain circumstances, an apartment complex owner, landlord or hotel owner may be legally liable for an infestation of bed bugs, such as if they fail to act on complaints from tenants or guests. By demonstrating that the property owner was negligent in addressing the infestation or failed to abide by applicable codes, you may be able to recover monetary damages.

About Bed Bugs

Bed bugs are classified as being "hematophagous," which means that they are bloodsucking parasites. They are not found exclusively in beds, though this is a common location for them given that it provides easy access for them to feed on the blood of a person while he or she sleeps. These parasites may go unnoticed at first, but the victim will typically develop swellings and rashes, and major or prolonged exposure may result in psychological trauma such as nightmares, hypervigilance, insomnia, anxiety and other symptoms that have been compared in medical literature to post-traumatic stress disorder.
